In the Middle Ages there was a lookout point just outside the walls of Montepulciano to warn the people of the city of possible attacks. Today visitors of the small agriturismo in southern Tuscany benefit from this wonderful view.

The owner couple bought the building around sixteen years ago and have since turned it into a green oasis. Every single detail is just right here, from the chic bed linen, the decorative pillows scattered all over the place, the natural light that floods the room and the wonderful food. The basic mood is rustic, with a cozy atmosphere.

The two hosts are so nice that you get the feeling that they are less interested in renting rooms than in spending time with nice people. In addition, they have a lot of tips on how to explore Tuscany and you won't find them in any travel guide. It is easy to talk to the hosts and other guests on the property, the atmosphere is friendly and homely at the same time.

You immediately feel at home on the premises and at the same time completely free. On a walk you can enjoy the silence and tranquility and enjoy the very special gentle nature of Tuscany. The garden of the Fattoria is a dream oasis of peace, a large garden full of flowers including a swimming pond covered with water lilies like from a painting by Monet. The trees provide pleasant shade, at any time of the day there is the ideal place to read a book, talk to someone or meditate.

From the deck chair you can enjoy the wonderful view over the Tuscan hills and the light, the air and the fragrance of this very special corner of Tuscany. Anyone who is inspired to work creatively in this environment can do so in one of the “Creativity Labs” of the operator Karin.

The kitchen conjures up delicious vegetarian and vegan dishes - a feast for the eyes and the palate. A candlelight dinner in the charming little restaurant, surrounded by the scent of flowers and the light of fireflies, is a very special experience for all the senses.

In the area surrounding the Fattorio there are numerous original Tuscan towns with an interesting history such as Pienza, Montalcino, Montefollonico, Cortona or Assisi. The lakes Trasimeno and Bolsena are ideal for swimming trips. With an electric bike you can be there in no time and jump into the cool water.

ArchitectureThe starting point for the style of the restoration and the choice of furniture was the architectural simplicity of the villa. Karin is Dutch and Antonio comes from Milan, the city of fashion, and both decided to express their own experiences and tastes in the choice of materials instead of copying the "Tuscan style". Only local materials were used for the entire renovation of the house, and wherever possible existing and natural elements of the house were reused, such as lime, pigments for colors, wood for the structure. There is no iron or concrete in the house. Only in the floors of the rooms was something sinned, here African mahogany wood was used because the color is very similar to the Tuscan terracotta, but the operators liked the idea of being able to stand barefoot in the room with a warm feeling. The old terracotta stones were used in all common areas of the house. Overall, a minimalist style created a lot of space in the rooms, so special details in style and colors come to the fore. On the ground floor there is a large room with a fireplace and piano, in front of it the beautiful terrace with a wonderful view and the large garden. In every corner and corner of the Fattoria, the muse kisses and reflects the cheerfulness of Karin, whose creative vein comes from many of the textiles, decorative elements, recycled objects and printed matter.

FoodBreakfast is served at the table. It consists of freshly made yogurt, organic cereals, home-baked fresh bread and cake, jam, honey, coffee, tea, local organic juices and fresh fruit. Optionally also cheese, eggs and vegetables. Only ecological and seasonal products from the market are used. The kitchen is vegetarian and vegan and great importance is attached to the healthy nutrient content. The kitchen is varied and follows the season; the meals are pleasant for both the eyes and the palate. The fresh homemade pasta, the vegetable soups and the local cheese are particularly popular with guests.

EnvironmentIn terms of energy, the accommodation is completely self-sufficient: photovoltaic modules generate the electrical energy, a solar system heats the water for the sanitary facilities and a wood pellet stove ensures a pleasant temperature in the accommodation. Intelligent water pressure automation ensures that as little water as possible is used. Natural cleaning agents, mainly those produced on site, are used for cleaning. In the approximately 5000 square meter garden, many native plants were sown that require very little water in summer. The natural pool is filtered without chemicals, instead using a plant system.

From Florence it takes about 1.5 hours to the Fattoria San Martino (111 km). Rome is a good 2 hours away (178 km). You will receive the exact address and directions on booking.

With public transport

From Siena there is a bus connection to Montepulciano. From the bus stop it is 1.3 km to the Fattoria.
