KARLS is located in Mittenwald, right on Dekan-Karl-Platz. Opposite is the neighboring farmer's courtyard, and beyond that, the mountains rise up. The square is bustling with activity all day long. Especially in the mornings, the Wetterstein Mountains are bathed in sunlight. The heart of the establishment is the daytime bar with its long table: Here, guests and locals meet, chat with the hosts, and get tips for hikes and other activities.
KARLS is run by Anne-Sophie and Dario, along with their young son, Carlo. The family manages the establishment themselves, bringing a wealth of travel experience to the table. They encountered various concepts on their journeys and wanted to develop something of their own: a place where design, well-being, and connection go hand in hand.
The building itself is almost 300 years old and was formerly a bakery. Instead of constructing a new building, the existing structure underwent extensive renovation and was expanded with new areas in 2024 and 2025. KARLS opened at the end of 2025. The result is eleven individually designed apartments, no two of which are exactly alike. Alpine elements meet Scandinavian-inspired furniture and colors, complemented by custom-made built-in units, select antiques, and pieces with a history. Much of it was designed specifically for KARLS and crafted by local artisans. The location was also a key factor for Anne-Sophie and Dario in choosing this project: Mittenwald is easily accessible by train, situated at a high enough altitude for clean air, and nestled in the mountains. KARLS is intended to be a home for many different people – for living, for a few days' getaway, and as a base for exploring the town and the surrounding landscape.

The primary goal in renovating the KARLS was not to replace the nearly 300-year-old building with a new structure, but rather to continue its story. The existing structure was repaired and carefully complemented with new elements, ensuring that old and new blend seamlessly without imitating historical details. As much work as possible was carried out by local craftspeople. Built-in furniture and kitchens were crafted by a local carpenter, and headboards and curtains were also made locally.
The daytime bar offers seasonal, regionally inspired cuisine that reinterprets familiar dishes. The menu includes items such as yeast dumpling porridge with cashew butter, grilled sourdough bread "Alpine Classic," and classics like white sausages. Depending on the season, dishes featuring regional ingredients, such as mountain cheese, are also available.
The team has strong ties to the town: all employees live in Mittenwald. They work in a close-knit, family-like environment where distances are short and everyone knows each other well.
KARLS is heated with a heat pump, and a large photovoltaic system is installed on the roof. Guests are also involved in the sustainable lifestyle: the waste bins are clearly labeled to make waste separation easy.
For sauna and spa facilities, KARLS collaborates with the Alpenhotel Rieger located opposite. Otherwise, the focus is on outdoor activities: the hosts are happy to provide tips for hikes and bike tours in the surrounding area.
