Falcon View is nestled in the unspoiled natural landscape of the Croatian coast on the island of Hvar. The sweeping panoramic view extends across the Adriatic Sea to the islands of Korčula and Šćedro.

Surrounded by ancient olive groves, terraced vineyards, and pine forests, the location feels secluded and tranquil, yet is still close to the sea. Nestled among rolling hills, the house is sheltered from the wind on three sides while simultaneously creating a sense of spaciousness and openness. Natural stone pathways and several seating and relaxation areas invite you to enjoy the views in all their different moods throughout the day.

The property was built on the ruins of a historic farmhouse, which is already recorded on the oldest maps of the region in 1834. It once served as accommodation with a kitchen and stables during the olive and grape harvests. This site has been carefully reinterpreted: using local natural stone and modern construction techniques, a house has been created that blends tradition and contemporary living. Falcon View opened as a family-run retreat in 2024.

The architecture emphasizes light, space, and clean lines. High ceilings, large windows, and glass doors create a seamless transition between indoor and outdoor areas. Natural materials like wood meet bright, minimalist surfaces, complemented by carefully selected antique furniture and textile accents that add warmth and character.

Architecture

The building's design combines modern insulation and double glazing to efficiently retain heat and coolness, minimizing the need for air conditioning, while natural stone continues to provide striking accents. Much of the furnishings – from sideboards and sofas to the dining table and chairs – come from the former family home, lending the space a personal touch. The infrastructure is already in place to allow for the future addition of an eco-friendly swimming pool, complemented by newly planted fruit and nut trees and planned vegetable gardens. Local companies and manufacturers were primarily involved in the construction and furnishing, and natural stone was sourced directly from the old ruins and the surrounding area.

Environment

Rainwater is collected, waste is separated, recycled, and composted, supplemented by an on-site, ecological wastewater treatment plant. During construction, natural stone sourced directly from the property was predominantly used, and the use of concrete was deliberately minimized. Where possible, steam cleaners are used instead of chemicals for cleaning. All lighting is based on energy-efficient LED technology, and modern air conditioning units in the form of heat pumps ensure a more environmentally friendly indoor climate. Guests are also actively involved through information on water conservation, dual-flush toilets, hand showers, and preset eco-modes for lighting and air conditioning, which can even be switched off automatically if needed.

Well-Being

During peak season, massages are offered on a specially constructed stone platform, set back from the house for maximum peace and privacy. A swimming pool with sun loungers is also available. Numerous activities such as kayaking, stand-up paddleboarding, snorkeling, windsurfing, and hiking are just 300 meters away. Boat rentals are available approximately 3 kilometers away.

Location

By car

Due to the beautiful hillside location, having your own car is recommended for shopping and excursions in the surrounding area. There is a direct ferry connection from Split to Hvar. The ferry port of Stari Grad is just under 20 km from the house. Further information about your arrival will be provided by the hosts upon booking.
